Long Island agent here. Seller's attorney started getting cold mid deal/hard to reach, decided not to attend the closing, so he mailed the signed documents instead, timed to arrive the morning of. Mail got delayed, nothing showed up, and when we tried reaching him, he didn't answer. Closing got pushed hours later while everyone sat there waiting on paperwork that was somewhere in transit. Here's the thing that gets me: Google reviews are client-to-agent. A homebuyer can tell you their agent was "so nice and helpful," but they have no idea how that same agent, attorney, or loan officer behaves under pressure on the back end of a deal. There's no way on Zillow, Yelp, or Google to know that a particular attorney skips closings, or that a particular LO goes dark during underwriting, until you're the one stuck with it. So I built Vetted By Agents — a place for agents to anonymously review the loan officers and attorneys they actually work deals with. Reviews are anonymous, but not made up: every review has to be backed by proof you were actually on that deal (an MLS sheet, a fully executed contract, that kind of thing depending on the deal). That proof is only used to verify the review is real — it's not stored or shown to anyone, and it's deleted once the review is confirmed. Goal is simple: make reputation actually mean something between professionals, not just between an agent and a five-star review, so the good ones stand out and everyone else knows what they're walking into.
