Hi all. Solo founder here, student from Ukraine. A few months ago I started reading r/Renters and r/legaladvice almost every day. The same story kept repeating. Someone signs a lease, and months later finds out what they actually agreed to. Some of the ones that stuck with me: A guy in California got a $3,900 bill because his landlord "forgot" to charge parking for 3 years and wanted all of it in one day. Someone in the UK lost £400 from their deposit for a "flea infestation". The landlord's proof was one photo of one bug. There was no pest control invoice at all. A tenant in Florida got charged a full month's rent for missing an auto-renewal deadline that was buried in paragraph 3 of the lease. Almost none of them had read the lease properly. I don't blame them. Those things are 15 pages of legal text. So I built LeaseAI. You upload your lease and it gives you a safety score and a list of clauses that are worse than normal for a tenant, with a plain explanation of what each one means for you. No signup needed to run the analysis. The screenshot below is from a sample lease I tested. It caught the landlord entering "at any time without notice", a $20 per day late fee, the auto-renewal penalty, and a clause where the tenant pays the landlord's lawyer even if the landlord loses. The biggest thing it doesn't do is cite the actual state law next to each flag. Right now it says "many states require notice" instead of "Florida statute 83.53 requires 24 hours". That's next on my list.
