I'm a self employed sole prop. I make around 20k a month for myself. I want to get from just having a good income, to actually building wealth. So this next phase of my life i'm focused on owning assets to build wealth and eventually retire, because right now I have no retirement plan. if I stop working tomorrow i'm broke in a year. Looking for something that cashflows semi-passively, something that I can implement the "buy, borrow, die" tax strategy on, and something I can eventually sell to private equity. I basically have 4 ideas, and I want some feedback on which one you think is best. Keeping in mind I don't have that much money. Only about 150k saved unfortunately. I'm 35 years old. Here's the 4 ideas 1- RCFE's (Residential Care Facility For The Elderly). This is where you convert normal houses into senior living facilities. There's a ton of regulation and licensing requirements around it, so start up is hard, but after that you have a cashflowing asset. I actually made a post about this the other day, it's something iv'e already kinda started working on but a lot of people seem to think it's a bad idea. 2- Section 8 Rentals. Pretty self explanatory. 3- Long term stay RV parks. I'm in California. There's a major affordable housing shortage here and would probably be pretty easy to get everything approved by the city. Cool thing about these is people are bringing their own unit so there's no unit maintenance required and tenant laws are less strict, you can boot people right away if you need to. 4- Pizza Places. This might sound like a horrible idea for an asset to set up that brings in semi-passive cashflow but I actually have a lot of experience with this. I have a family member that had a small hole in the wall Pizza place that was failing hard, they were behind on their lease, etc. I went in and completely turned it around with really good marketing and standardizing there processes. Now they're doing really well (I should have asked for equity). I bet there's a lot of burned out Pizza Place owners that want to retire, they can't sell the business on the open market, don't have anyone to pass it down to, and I can figure out a way to take owner ship or equity in it and turn it around since I have a really good case study already. One Pizza place wouldn't be worth it, but it I can roll up 20 it probably would be. I also thought about Mobile Home parks as well. Buying land and getting it set up so people come put there mobile home on it, I rent them the land. It seemed too easy, I was wondering why a lot of people aren't doing it, turns out it's almost impossible to get them approved by the city, but they can get approved in more rural areas. if you set up a mobile home park in a rural area and also set up a corner convience store and maybe offered some kind of concierge grocery delivery, maybe people wouldn't mind living out in the boonies. &
