Original Summary
Side project: HoldCashSheets. I kept rebuilding the same underwriting and bookkeeping grids for 1–4 unit deals, so I packaged them as .xlsx files that also import into Google Sheets. What’s in the shop: - Deal Analyzer — CoC, cap rate, DSCR, NOI, BUY/MAYBE/PASS - BRRRR — cash left in / recycle % after cash-out refi - Schedule E — monthly income & expense rollup by property - Rent Roll — occupancy + scheduled vs in-place rent - Flip vs Hold + 3-deal side-by-side comparison No macros; yellow inputs / gray formulas; fictional sample deals so the math shows on open.
