Original Summary

I've been building a game where you buy, rent, refinance and sell real buildings. Everyone on the board plays at the same time and competes for the same buildings. If someone else closes on the building you wanted first, it's gone, and the price they paid becomes a comp. This playtest season runs for 7 days and covers 30 years: - It starts in 1990 with ~10% mortgage rates - One game year passes about every 5½ hours, and rent comes in every ~28 minutes Everyone starts with the same $100k. There's no pause and no fast-forward: time runs for everyone at once, and your portfolio keeps going while you're away. When the season ends, portfolios are valued and there's a final standings board. It's free to play. You'll need to sign in with Google or GitHub to join the season. Nothing is for sale right now; I want feedback first. What I'd love to hear: - Was it clear what to do in your first 5 minutes? - Did anything feel unfair or confusing, especially escrow, loans and refinancing? - Would you play a second season? What would you want to carry over from this one? It's a game, not financial advice. The model is directionally true (leverage cuts both ways, rates matter enormously, illiquidity hurts in a downturn), but it isn't a tool for real decisions. https://propertylab.app I'll post the final standings here when the season closes. Heads up: after you make an offer, stick around ~30 minutes to close it, or it lapses. Heres a discord link https://discord.gg/xh6k5tcF9 to discuss. There's probably a bunch of bugs and exploits. The season starts in 15 minutes. The only sign-in that works is google email. submitted by /u/Quiet_Violinist_2978 [link] [comments]
